- Its own photos, its own write-up, its own enquiry button — indexed under your name, not a portal's. The board feed still does its job; this is the version you can send, post and pay to promote.

- A renter needs the lease term, what's included and the date it's free. A buyer needs the taxes, the lot and the closing. One merged list serves neither, so they get separate paths from the homepage down.

A walkthrough posted the day the listing goes live is the single highest-return thing in this vertical, and it needs somewhere to send people that isn't a portal. The link in bio goes to your listing page, with the enquiry on it.
The past-client list
Most of an agent's business is repeat and referral, and most agents keep that list in their phone. A quarterly market note to a real email list is cheaper than any ad and converts at a rate no ad matches.
Sold, not just listed
Buyers judge an agent on what closed, not on what is available today. A sold archive that stays up — with what it listed at and what it took — is proof the portal profile does not carry.
