Choose the agent first. The house comes after.

I sell and lease in five neighbourhoods I actually know. Ask me what a street trades for and you will get a number, not a brochure.

A woman in her late thirties in a blazer standing on a residential porch, arms relaxed, ordinary street behind her, late-afternoon light. Not posed against a sold sign and not in a studio.

Two different questions

Buying and leasing are not the same search, so they are not the same page.

  • I am buying

Taxes, lot size, condo fees and what the street actually closes at.

    Homes for sale
  • I am leasing

Term, what is included, what is metered, and the date you can move in.

    Properties for lease

Where I work

Five areas and a bit of Hamilton. I do not take listings in towns I cannot price.

More about how I work

  • Downtown Burlington

Condo stock between six and twenty-two storeys, plus a thin band of century semis behind Brant. You can live here without a car; you cannot park a second one.

One- and two-bedroom condos, $2,000–$3,200 to lease

  • Aldershot

Post-war bungalows on deep lots, most of them within ten minutes of the GO. It is the part of town where the lot is worth more than the house, which cuts both ways.

    Bungalows and second-unit conversions, $850k–$1.1m

  • Tyandaga

Seventies subdivisions against the escarpment, with mature trees and a lot of original kitchens. The ravine backings are the ones that move fastest.

    Four-bedroom detached, $1.1m–$1.4m

  • The Orchard

Late-nineties and 2000s family stock, narrow lots, two elementary schools inside the loop. Bought by people with a five-year-old and sold by people with an eighteen-year-old.

    Semis and towns, $950k–$1.2m

  • Millcroft

The larger detached homes around the golf course, most built between 1990 and 2005. Big rooms, big driveways, and the price band to match.

    Four- and five-bedroom detached, $1.3m–$1.8m

  • Waterdown

Newer builds and freehold towns on the Hamilton side of the line, ten minutes to the 403. The commute is why people look here and the taxes are why they stay.

    Freehold towns, $780k–$950k

How this goes

No mystery, no pressure, and no offer written before you have seen the comparables.

  1. 01

A call, not a form letter

Twenty minutes on the phone about what you are actually trying to do. If I am the wrong agent for it, I will say so and pass you to someone who is not.

  2. 02

You see the numbers I see

Recent sales on the street, days on market, what came off the price. Sent to you as a document you keep, whether or not you list with me.

  3. 03

    Showings arranged around you

Evenings and weekends included. I book them; you tell me which nights are impossible.

  4. 04

    Offer night in plain language

What the conditions mean, what the deposit does, and what happens if it does not go your way. Nothing is signed at speed.
